Aging Apartment and Condominium Buildings: Structural Concerns Property Managers and Trustees Shouldn’t Ignore

Massachusetts has a large inventory of aging apartment buildings, condominium complexes, and multifamily properties. While many of these buildings continue to perform well, years of exposure to weather, water intrusion, repeated repairs, renovations, and normal deterioration can gradually affect their structural systems.

One of the challenges with multifamily buildings is that residents naturally pay the most attention to conditions inside their own units. Problems developing at the exterior walls, roof, basement, common areas, balconies, or structural framing may receive much less attention.

By the time structural distress becomes visible inside an individual unit, deterioration may already be advanced.

1. Building Envelope: Where Many Problems Begin

A small exterior crack or recurring leak may appear to be a maintenance issue, but prolonged water intrusion can eventually lead to wood decay, steel corrosion, masonry deterioration, and loss of structural capacity.

Repairing the visible surface without understanding the underlying cause may only temporarily conceal the problem.

2. Common Areas: Warning Signs Everyone Sees but Nobody Owns

Hallways, stairwells, garages, basements, mechanical spaces, and other common areas can provide some of the earliest visible indications of structural movement.

Property managers and trustees should pay attention to conditions such as:

  • Recurring cracks in walls and ceilings

  • Sloping or uneven floors

  • Sagging ceilings or floor systems

  • Doors that suddenly become difficult to open or close

  • Cracks around stairways and openings

  • Deteriorated stairs, landings, or balconies

  • Rust stains or exposed reinforcing steel

  • Water damage in garages and basements

  • Noticeable movement or vibration

  • Separation between walls, floors, or structural components

A crack does not necessarily mean that a building has a serious structural problem. However, cracks that grow, repeatedly return after repair, appear in multiple locations, or occur together with other signs of movement deserve further evaluation.

3. Foundation and Basement Concerns

Foundations in older Massachusetts buildings have often been exposed to decades of groundwater, freeze-thaw cycles, drainage problems, soil movement, and previous alterations.

Potential concerns include:

  • Foundation wall cracking

  • Differential settlement

  • Bowing or leaning walls

  • Deteriorated stone or masonry foundations

  • Water intrusion and chronic moisture

  • Corrosion of structural components

  • Settlement around columns and bearing walls

  • Previous foundation repairs that may no longer be performing as intended

Foundation movement can affect much more than the basement. Changes at the foundation level may eventually appear throughout the building as wall cracking, uneven floors, distorted door and window openings, and movement of the framing above.

4. Structural Framing: Problems May Be Hidden Behind the Finishes

Much of a building’s structural system is concealed behind walls and ceilings, which means deterioration can progress without being obvious to residents.

Older multifamily buildings may contain combinations of wood framing, structural steel, masonry bearing walls, reinforced concrete, or other systems that have been modified many times throughout the life of the building.

Structural concerns can include:

  • Deteriorated or overstressed beams and joists

  • Inadequate beam or column connections

  • Corrosion of structural steel

  • Wood rot caused by prolonged moisture exposure

  • Sagging or overstressed floor systems

  • Modified or removed load-bearing walls

  • Inadequately supported framing from previous renovations

  • Deterioration around plumbing penetrations and mechanical systems

  • Improperly altered roof or attic framing

Because these components may not be visible during everyday building use, changes elsewhere in the building can sometimes provide the first indication that something is wrong.

Unapproved Renovations Can Affect More Than One Unit

Another important concern in condominium and multifamily buildings is unauthorized or inadequately engineered remodeling within individual units.

A resident or previous owner may have removed a wall, relocated a column, cut floor or roof framing, created a new opening, or modified structural components without realizing that those elements serve the entire building.

In a multifamily structure, structural loads do not stop at the boundary of an individual unit.

An improperly removed load-bearing wall or altered framing system can change the building’s load path, potentially transferring loads to components that were not designed to carry them. The resulting distress may eventually appear in neighboring units, common areas, or other floors.

Trustees and property managers should therefore take structural modifications seriously and establish procedures requiring appropriate review before work involving walls, framing, foundations, roofs, or other potentially structural elements proceeds.

Why Periodic Structural Assessments Are Important

For aging multifamily buildings, structural maintenance should be proactive rather than reactive.

Unlike a single-family home, no individual resident sees every part of an apartment or condominium building. One owner may notice a ceiling crack, another may have a sticking door, the property manager may know about a recurring basement leak, and maintenance personnel may have noticed deterioration outside.

Individually, these conditions may seem unrelated. Viewed together by a structural engineer, they may reveal a larger pattern.

A periodic assessment provides an opportunity to review the building as a whole and identify:

  • Areas requiring immediate attention

  • Conditions that should be monitored

  • Maintenance issues that could eventually affect structural components

  • Potential evidence of settlement or structural movement

  • Deteriorated components requiring repair

  • Areas where additional investigation may be appropriate

For older buildings, an annual general review can be a useful preventive maintenance practice, particularly where there is known deterioration, significant exterior exposure, previous structural repairs, recurring water intrusion, or a history of building modifications. The appropriate inspection frequency should ultimately reflect the building’s age, construction, condition, exposure, and prior findings.

When Should Trustees or Property Managers Call a Structural Engineer?

A structural engineering consultation should be considered when there are new or worsening cracks, recurring cracks after repair, noticeable settlement, sagging floors or framing, deteriorated structural components, façade or balcony concerns, foundation movement, significant water-related deterioration, or proposed modifications to structural elements.

An evaluation is also valuable before major renovations, following significant fire or water damage, or when there is uncertainty regarding previous alterations to the building.

The goal is not to assume that every crack represents a structural failure. The goal is to determine why the condition is occurring and whether corrective action is necessary.

Unit Owners and Residents Play an Important Role

Residents are often the first people to notice changes inside a building.

If you live in a condominium or multifamily property and notice recurring cracks, uneven floors, unusual movement, water-related deterioration, sagging, or other conditions that concern you, document what you observe and bring it to the attention of your property manager or condominium trustees.

If similar concerns are being reported by multiple residents, discuss whether a broader structural inspection of the building would be appropriate.

Waiting until deterioration reaches the interior of multiple units can turn a manageable maintenance or repair issue into a much larger project.
